Nestling in the Exmoor countryside amid 10 acres of beautiful grounds close to the famous Heddon Valley and with its own private indoor swimming pool. This spacious detached country house has origins in the 18th Century and has had additional space sympathetically added in recent years. It is the most ideal property for families wishing to enjoy holidays together whether to celebrate a milestone of a family member or a well deserved relaxing break with the family away from the hustle and bustle of normal living. Located in a beautiful Exmoor valley between the picturesque twin coastal villages of Lynton and Lynmouth and the small cove beach resort of Combe Martin with shops, pubs and restaurants just a 10 to 15 minute drive.
The house is accessed by a long narrow private drive ensuring peace and privacy. The ground floor is on different levels, typical of a house of this age, with steps between some rooms. A good sized lounge in the original part of the house has an attractive inglenook fireplace with a woodburner for cosy times no matter what the season. An additional spacious lounge(the Terrace Room) in a newer wing is light and airy with French windows leading out to a large terrace offering wonderful views of the surrounding Exmoor countryside including Holdstone Hill and Trentishoe Down. This terrace is an ideal spot for taking in the spectacular night sky in Exmoor’s International Dark Sky Reserve(the first in Europe). For those who are musically minded a baby grand is available(please treat gently). A formal dining room with table that can accommodate up to 12 (and an additional table to extend). the whole family whilst the adjoining kitchen/breakfast room has a farmhouse style kitchen, well equipped with all you will need for preparing meals for the family and with a dining table for 6. A single bedroom, two cloakrooms and access to the indoor swimming pool is also on this level. Two staircases lead up to the first floor providing 6 more bedrooms each with wonderful country views. Two of the bedrooms offer the additional facility of a vanity unit and a very spacious King bedroom offers space for relaxation including a balcony to enjoy the views. Three bathrooms are also on this floor. Adjoining the main house is Trout Cottage which is both Integral to the main house but can also offer some privacy. This cottage has its own private entrance, a small open plan living space with dining area and a compact fitted kitchen. Steps lead down into a double bedded room with an ensuite facilities(also accessible from the main house).
The grounds are beautiful and provide ample space to relax and unwind. The stone terrace is an ideal spot for alfresco dining, a large lawn provides ample space for children’s play whilst two lakes(care should be taken with children), an orchard, woodlands and the tributary of the River Heddon that meanders through the grounds offers wonderful country strolls and a great adventure for your family pets. As well as this outdoor space the property has its own private indoor swimming pool and a large open fronted barn with table tennis table.
Lower Cowley Farm has been welcoming families for over 20 years, providing space and comfort and the experience to know what you will need to make your holiday special. It is in an ideal location for exploring the whole of the Exmoor National Park with its diverse flora and fauna, high moorlands, deeply cut river valleys and spectacular coastal scenery. Trout Cottage (integral to the main house via a steep step down from the shower room but also with its own private entrance) with open plan living/dining/kitchen area with electric hob, kettle and toaster, DVD and monitor screen. Steep steps down to Double bedroom and ensuite shower room with shower, WC and basin.

Suited our family very well. Great to have two washing machines and a tumble drier as very wet during our stay.The piano was a bonus.
Couldn’t fault the property, owners have combined tradition with contemporary touches very well. Not pretentious at all, instantly felt like home. Beautiful property, well equipped and enough space for 14 of us not to fall over each other. Great place for all of us - 10 adults and 4 youngsters. Beautiful property so pleased we were able to get together in this special place.
The property was truly fantastic, every bit as attractive and comfortable as advertised. This is the second time we’ve used Marsdens and have found their descriptions have been accurate and helpful. Likewise, both sets of owners have been charming and helpful.

What a wonderful holiday home you have! Our family thoroughly enjoyed themselves, from explorations around the Farmhouse, seeing and hearing the animals at close quarters, BBQs in the evening and the highlight the pool. The weather was quite kind to us and we were able to get out and about and take in the glorious coastline. A fantastically well equipped holiday home which we'll have no hesitation in recommending.

There is so much to say about Lower Cowley. We had an amazing holiday to remember and would highly recommend it. The farmhouse is beautiful and fully equipped with everything you need for a self-catering holiday. The kids loved the indoor pool and exploring the fields, streams, and wooded areas of the grounds. There was table tennis available in the barn and the two sitting rooms came in handy when the kids and the adults wanted to do separate things. We particularly enjoyed eating on the terrace which is placed perfectly for nothing but the stunning views of Exmoor National Park. The area itself has so much to offer. Lower Cowley has the whole package and we cannot wait to go back.
A charming cottage, full of character and with plenty of space for family and friends. It has all the facilities one would expect, with the added benefit of an indoor pool, attached to the house. The truly special thing about Lower Cowley is its setting. The terrace is a perfect spot to soak up the extensive views over a glass of wine. On a clear night the stargazing is stunning. We loved its secluded, peaceful location, only twenty minutes away from the coast and a choice of sandy beaches.
We spent a wonderful week at Lower Cowley with friends. The location is idyllic, rolling countryside on all sides and lovely walks from the house. The location is great for access to Exmoor, the Heddon valley and the North Devon coast. There was plenty of room in the house for us to spread out in and the pool kept the kids (and the adults!) very happy. We had a great time!
Great location, at the end of a private lane overlooking its own grounds and fields with distant views. Very peaceful. The property was clean and tidy when we arrived and is extremely well appointed. It is very spacious and ideal for large families. The pool was a real bonus being clean and heated. Outside it is a joy to sit on the terrace in fine weather and watch the sun go down and a myriad of stars appear. We strolled around the pretty grounds, going down to the stream, across bridges and past lakes; an enchanting experience. There are a variety of walks from the property itself, and cliff top car parks for dramatic cliff walks are only a couple of miles away. We had a 5 star experience and hope to return soon.

We wanted somewhere very special as we were celebrating our Golden Wedding anniversary and our family were joining us. The Farmhouse was perfect and in an idyllic situation . Exmoor and the coast being magnificent in that area and both easily accessible. The house is very well furnished with every need catered for including a lovely indoor swimming pool and superb garden with views to die for. Perfect for BBQ's and enjoying summer evenings. We would thoroughly recommend the property to anyone wanting a special holiday to cater for the whole family and/or friends.
